There may be a lot of competition with types of lessons, keeping the tuition prices low, while the only teacher in town of a second subject with no competition is raking in monumental money.
Also, take a look at what you are planning to teach with the geographic area around you in mind.
Are there a many teachers of the same subject within a reasonable radius? Is it cause the subject is very popular and there is plenty of room for more teachers in that area? Why isn't anyone else teaching your topic?
Is it cause there is no interest or is the interest there, but there are no teachers with the appropriate knowledge?
Consider what ages you want to teach. Are there enough kids in your area in the age range you want to teach? What are the local school hours?
Will kids be out of school during the time you want to teach?
